Ref. 01015
A newly built, architect-designed finca with pool, on over 25,000 m2 of private land between Selva and Campanet.
two of northern Mallorca's most authentic villages. Designed by Moredesign, an internationally published architecture and design studio whose work has been featured in Architectural Digest, Elle Decor, Wallpaper* and Livingetc, the property combines Mediterranean craftsmanship with contemporary sustainability: the structure is fully prepared for off-grid solar, has independent water systems, and uses natural materials throughout.
The house is structurally complete and ready for the end-of-construction certificate (Fin de Obras). Landscaping and select interior finishes have been left open, giving the buyer full creative freedom to complete the property to their own vision and taste.
Scarcity. Mallorca's planning authorities have tightened rural building regulations significantly. Obtaining a new-build permit on rustic land of this size is now extremely rare. Properties like this will not be built again in this area.
Design pedigree. The architect's signature style — three sheltered interior courtyards, natural stone, microcement, recycled oak and iroko woodwork — creates a property with genuine architectural distinction. This is not a spec-build developer project.
Self-sufficiency ready. The property is designed and fully prepared to function off-grid: a designated area on the plot and all infrastructure are ready for a 30 kWp solar array with battery storage. Water independence is ensured through 83 m3 of total tank capacity (35 m3 drinking water, 48 m3 irrigation), with preparation for an atmospheric water generator. Grid connection is also available as an option after Fin de Obras.
Value positioning. At the asking price, the cost per square metre of built area is approximately €8,200/m2 competitive for a new-build architect-designed finca in northern Mallorca, and on a 25,000 m2 plot that would cost well over €4 million to replicate from scratch today.
