Why SELL with me?

Having 9 years of experience, I have a reputation and some owners, mostly former buyers, enjoy working with me, and like my concept of SECRET ADVERTS - The concept is for me to manage exposure (making sure to not over-exposing the property, as it will “burn” the property value) of a property and keep the property on an exclusive, always “fresh” on the market approach.

Only photos and videos will be taken and a brochure with description will be produced. In principle, the property will be published on a single portal that I manage and it will be placed with certain agents with whom I work exclusively and establish very privileged relations (on a status only as "Secret Listing").

In addition, the owners do not have to manage all the different agents, the visits, and have only one serious and responsible person to manage the sale of their property. Simple and easy. I do the work and you get the result.

Don't let a franchise name give you security. They are all made up of agents. Most agents are paid a salary and are new to the industry, so owners of these agencies get the most profitable earnings. What you need is a proven high level agent and not just a "door opener". I know the best agents at these agencies and work with them to help me find the best one for you and get the job done right. I can find for you, thanks to my network, the best so that they work for us.

Who is KRISTER SALAS?

I come from a family of developers/builders and started my own industrial distribution business right out of McGill University. After 22 successful years in a business I decided to sell it, moved to Mallorca and started in the real estate business with Kensington-International as a top selling agent. I then became co-owner of another agency called Pollentia Properties and director of Mallorca Gold in the North.

As of Febuary 2023, I have decided to start something different, a better service targeting purchasers. Having fewer buyers (being more selective) makes the service more qualitative. You get to know the clients better and better understand their needs and goals if you spend more time on a case. This in turn gives better results for finding the property. Basically to go from a fast food service to a 3 Michelin Star service.

I live in Alcudia, in a neighborhood called Bonaire, the northern region is my favorite on the island and enchants me. My office, on the other hand, is located on my yacht, on the other side of the bay, in the Royal Club Nautico in Puerto Pollensa.

Helping others find their piece of paradise is one of my greatest joys. I look forward to serving you and your loved ones.

My fees

Fees must be a win-win for all parties involved. 

4.5%+VAT (lower than the standard which is 5%+VAT). If the real estate agency that I work with, finds the buyer, I will give them 2.5%+VAT and I will keep the difference. 

Regardless, the owner will pay less than the normal rate  and I will have the incentive to sell it outright.
